Integrate Construction Partners served as the general contractor for The City of Kirkwood's renovation of the Kirkwood Ice Rink. Working with owner's rep Navigate Building Solutions and Chiodini Architects, Integrate developed a construction plan prioritizing schedule and efficiency.
The project included replacement of the rink's aging R-22 refrigeration system with a modern ammonia-based system, installation of new underground drain tile, a new concrete ice slab with 12 miles of refrigeration piping, new perimeter dasher boards, and upgraded heating and dehumidification systems.
Challenge
Maintaining the project schedule was the City's highest priority. The rink's final day of operation was February 26, with construction beginning immediately after the ice thawed. The facility was scheduled to reopen on August 1, leaving less than five months to complete renovation.
Demolition presented an additional logistical challenge. The existing 8-foot-wide overhead door could not accommodate standard dump trucks required for removal of the concrete rink slab and demolition debris. Without an alternative access point, material removal would have required additional labor and impacted the project schedule.
Solution
To overcome the site's access limitations, the demolition subcontractor created a temporary opening through the north foundation wall, allowing dump trucks direct access into the facility. This solution streamlined demolition operations, reduced manual material handling, and helped maintain the accelerated construction schedule.
Through strategic planning, coordination, and disciplined execution, Integrate modernized the rink's critical infrastructure and delivered the project on schedule, providing the community with an upgraded facility built for long-term performance.
