20 Years since The Marquette Building

Before ICP had a portfolio, before we had a team photo — we had The Marquette.

Shortly after ICP was founded in 2005, we were brought on as Construction Manager as Agent for the transformation of this 21-story downtown landmark. Once the grand home of Boatmen’s Bank, The Marquette had fallen into disrepair.

Working alongside the design and construction teams, ICP represented owner interests from concept through construction to revitalize the building — helping evaluate options, manage budgets, and guide critical decisions that shaped the project’s success.

The Marquette became the first luxury condominium project in downtown St. Louis — 79 condos, 36 apartments, and more than 47,000 SF of commercial and retail space.

This project helped define who we are: partners who integrate early, think beyond delivery, and bring vision to life.
